Red River Rentals – Terms of Service & Guest Agreement
By booking and staying at any property managed by Red River Rentals, you acknowledge that you have read, understood, and agreed to the following Terms of Service and Guest Agreement.
Cancellation Policy
Guests may cancel for a full refund if the cancellation is made 30 days or more prior to the scheduled arrival date, unless otherwise stated in the property listing.
Cancellations made within 30 days of arrival are non-refundable, unless approved in writing by Red River Rentals.
Assumption of Risk & Hold Harmless Agreement
All Red River Rentals properties are located in rural, mountainous, or wooded environments. By staying at any property, guests voluntarily assume all risks associated with their stay and agree to hold harmless Red River Rentals, the property owners, and their affiliates from any claims, injuries, losses, or damages arising from the use or occupancy of the property.
Pools & Hot Tubs
All Red River Rentals properties include a hot tub, which is used at the guest’s own risk.
Hatton Hideaway includes a private swimming pool. No lifeguard is on duty at any time.
Guests are fully responsible for supervising children and non-swimmers.
Pools and hot tubs are maintained by licensed professional service providers and serviced on a routine schedule; however, conditions may change between service visits.
Red River Rentals and property owners are not responsible for accidents, injuries, illness, or loss related to the use of pools or hot tubs.
Natural Environment Disclosure
Red River Rentals properties are located near or adjacent to Daniel Boone National Forest and other natural areas. Guests acknowledge and accept that:
Wildlife may be present, including insects, snakes, spiders, and other native animals.
Bugs and insects are common in forested environments despite regular pest control.
Natural hazards such as uneven terrain, poison ivy, poison oak, and other vegetation may exist, particularly outside maintained or mowed areas.
Guests assume all risks associated with the natural environment, and Red River Rentals is not liable for injuries, allergic reactions, or discomfort related to wildlife or vegetation.
Property Use, Damages & Guest Responsibility
Guests agree to treat the property with care and follow all posted house rules.
Any damage beyond normal wear and tear—including missing items, excessive cleaning, or misuse of amenities—will be charged to the guest.
Guests are responsible for the actions of all occupants and visitors during their stay.
Occupancy, Visitors & Events
Maximum occupancy limits must be followed at all times.
Unauthorized parties, events, or excessive visitors are strictly prohibited.
Violations may result in immediate termination of the reservation without refund.
Fire Safety & Outdoor Amenities
Fire pits, grills, and outdoor amenities must be used safely and never left unattended.
Guests must comply with all local burn bans or fire restrictions.
Improper use may result in additional charges or removal from the property.
Acts of Nature & Utility Interruptions
Red River Rentals is not responsible for service interruptions due to weather, power outages, internet disruptions, or other circumstances beyond our control. No refunds will be issued for these events.
Agreement
By completing a reservation with Red River Rentals, guests confirm that they have read, understood, and agreed to these Terms of Service and accept full responsibility for their stay.
